KEY Termite and Pest Control is the industry leader on the Central Coast. Founded in 1945 by Valton "Val" Key, the company has become known for honesty and integrity. Through the years and through several individual ownerships, the name KEY has remained the symbol of the original vision, "People before Profits."
After the recent housing market crash and flood of foreclosed properties, it soon became apparent that the long standing practice of including the terms of termite inspection into the Purchase Agreement was creating problems for Buyers. These foreclosed properties were being sold at deep discounts, but sold "As-Is" by the Banks.
For those who prefer including the Termite Report in the escrow process, you must check the box in paragraph 7. A.(2) or 7. A.(3) of the Purchase Agreement and specify a Termite Report. Paragraph 7 clearly specifies that "it does not determine who is to pay for any work recommended or identified in the Report, " only who is paying for the Report.
A Termite Report on a Condominium or other common interest subdivision does have some challenges. There is a conflict between the Structural Pest Control Act and the Residential Purchase Agreement. The Purchase Agreement specifies that the Inspection be limited to the "separate interest and exclusive-use areas being transferred, and shall NOT include common areas."

Went through all of the reviews and noticed many people had the same experience I had. A few years ago I was planning on selling my house and paid for an inspection through a different company then spent the money and had repairs done along with preventive work. A year went by and put my house up for sell. The buyers had this company do the inspection.

The bid for repairs was over $10,000. There is no way there could have been that much damage done in just one year. I'm now going through the exact same thing with this company trying to sell my mother's house. She has been having a pest control company come by on a monthly basis over the last 2 years and again come back with a ridiculously high number for repairs. I'm assuming they do this for their own liability but this seemed to be fraudulent in my opinion

I highly recommend this company. I recently hired them to fumigate my house and garage for termites. They were on time, professional, and very helpful answering any questions. The inspector Dave Willis was very thorough and found damage to my house that another pest inspector from a different company had overlooked. They have their own in house fumigation crew (instead of hiring it out), who were very nice and professional.

EXCELLENT customer service! They responded to our need for pest control the very same day and got us on the schedule for 3 days later. The gentleman who came did a fantastic job spraying everything outside and inside our home. We are now bug-free and pest-free and they have our business from here on out I will not go anywhere else! I've used Key Termite in the past and called them again this time even though a year ago when they came to inspect a house I worked on they seemed very unreasonable in the minute details they wrote up and the hugely inflated bid they provided ($15000+). My carpenters did all of the work for around $1800 including materials. We got a clear report. This time i called them they did the same, picking out tiny little things that would be easy to fix in minutes yet their bid came out to over $17,000 should they do the repair work.

I used the same carpenter and we fixed 90% of it for under $2000. When I called them to re-inspect, the inspector acknowledged the work we've done but the bid for the rest STILL came out to over $17,000! Furthermore, an item he "cleared" as completed, still showed up on the report as not completed. We called Brezden instead. They came, inspected and bid $3600 to do what's left to do.

I will never use Key Termite again. According to their own strategy, they call out every little thing they see without a pass or fail criteria for damages that are too small to matter. In other words, unless you just build a house yesterday, there is absolutely no way you will get a clean report without doing a whole bunch of work that is unnecessary at that very moment. Even worse, if you hire them, you will go broke.

We've had 2 inspections done by Key and our experience was great. The office scheduled the time and date we requested. The inspector (Bard) was on time, friendly and knowledgeable.

Scam artists if you ask me. Got an inspection for a refinance, they pointed out 2 things that needed fixing (which they apparently missed in the previous inspection 2 years prior) and then didn't come out for the re-inspection but gladly charged me $50 for it. They did provide a pencil-whipped re-inspection report though. I had to call and argue that I wasn't paying for a pencil-whipped report and that they had to come out and actually perform the re-inspection and make sure the repairs were done properly, which they eventually did, and I eventually paid them.
